Miami Condo Sales Up 46 Percent In First Quarter

Miami condo sales were up 46 percent in the first quarter of 2010. 1,920 units sold, up from 1,311. The median sales price slid, however, by 9 percent to $136,100 from $149,000. Single-family home sales rose by 12 percent to 1,530, up from 1,372. The median sales price for homes fell 6 percent from $203,700 to $191,200.

In Fort Lauderdale single-family home sales were up 7 percent, rising from 1,647 homes sold to 1,756. The median sales price fell from $210,200 to $196,700 or 6 percent.

Condo sales in Fort Lauderdale rose 45 percent from 1,893 to 2,739 units sold. Prices fell 15 percent, however, from $84,100 to $71,900.

This continues the trend in both Counties of dramatically increased home sales and drop of real estate inventory while prices stabilized. Real Estate News: Miami-Dade Condo Sales Up 61 Percent

Miami-Dade Pending Sales Jump 9 Percent In One Month

9, 164 pending homes sales in Miami-Dade County excelled 9 percent higher in February compared to  January and a 61 percent spike from a year ago.

Pending condominium sales in Miami-Dade County outshined sales of single-family homes, rising a staggering 10.2 percent in just one month from 4, 647 to 5, 122. Sales of single-family homes increased 8 percent from 3,741 to 4,042 in February compared to the previous month.

In 2009, Miami-Dade pending sales of condominiums increased 87 percent whilst pending sales of single-family homes rose 37.4 percent. Jade Ocean Condo Sales (786) 406-1757

In Broward County pending home sales increased 4.7 percent from 7, 447 to 7,791 in the month of February. Pending condominium sales rose 4 percent from 4,137 to 4,343. Pending single-family home sales rose 5 percent from 3,310 to 3,448 compared to the previous month.

In 2009, Broward County pending single-family homes sales rose 36.3 percent, whilst pending condominium sales rose 89 percent. The total number of pending sales 62 percent in Broward County.

Miami-Dade Pending Real Estate Sales Increase 33% in Five Months

Sunny Isles Beach Real Estate News: Pending home sales increased nearly 5.2% in just one month, from 7,197 in July 2009 to 7,570 in August 2009 in Miami-Dade County as more buyers continue to take advantage of improved affordability conditions and the first-time home buyer tax credit according to the Realtor Association of Greater Miami and the Beaches (RAMB) and Southeast Florida Multiple Listing Service. All of the latest data continues support the local market recovery.

Pending sales of single-family homes rose 3.4% in August 2009 from the previous month, from 3,599 to 3,722. Pending sales of condominiums in Miami-Dade County rose 6.9% from 3,598 to 3,848.

In the last five months in Miami-Dade, pending sales of single-family homes rose 26.6%, while pending sales of condominiums increased 40.5%. The total number of pending sales increased 33.3% from March 2009 to August 2009. "The number of pending sales and closed sales has increased dramatically over the last year," said Rick Burch, RAMB Chairman of the Board. In Broward County pending home sales increased 7.4%, from 6,242 in July 2009 to 6,705 in August 2009. Pending sales of single-family homes rose 4.8% in August 2009 from the previous month, from 3,141 to 3,291. Pending sales of condos in Broward County rose 10.1% from 3,101 to 3,414.

In the last five months in Broward, pending sales of single-family homes rose 30.1%, while pending sales of condominiums increased 48.8%. The total number of pending sales in increased 39% from March 2009 to August 2009.
